Swimming Pool Leak Detection

A leaking swimming pool can get expensive very quickly due to the cost of water.  In addition, the introduction of pool water into the soils around a building or home can cause other issues as well.    Although it can seem like a daunting task, finding the source of a swimming pool leak and making the necessary repairs is easily accomplished when using a qualified pool service and repair company.  Pool leaks are common and usually occur in either the pool plumbing or within the pool itself.  Leaks in the pool are usually not the result of a failure of the shell, but are located in areas such as pool lights and skimmers where metal and / or plastic touches concrete.

The first pool leak detection step that the swimming pool repair contractor will do is to determine the amount of water being lost using specialized equipment.  The amount of water being lost will help narrow down the possible source of the leak.  The plumbing in the pool will be isolated and then pressure tested.  If the pressure falls, then there is a leak in the plumbing.  Listening devises and other methods are then used to determine where the water is escaping. The location is then excavated and the repair is made.  Once the repair is completed, the area is then restored to its original condition.

If the pressure holds then the leak is occurring in the pool itself.  The next step is to identify the area where leaking and make the repair, which may be as simple as replacing a gasket.  Upon completion of the repair, the impacted area within the pool is restored.

Common Pool Repairs

Just like a car, all swimming pools will need repairs at some point.  These repairs generally involve the pool equipment, which includes either the pool pump or the pool filter.   A qualified swimming pool repair company will have the expertise, tools and access to the necessary parts to quickly make the repair and get the pool operational again.

Pool pumps, which are either single speed, two speed or variable speed, consist of a housing and an electrical motor.  A single speed pump is not efficient as it runs at a high speed all of the time and draws lots of power, resulting in increased electric bills, while the two speed and variable speed pumps will run at a reduced speed if the demand on the pump is low, resulting in lower electrical costs.   In most cases it is the motor itself that fails and in many cases it is more economical and quicker to simply replace the pump with a new one.  In many cases the pool repair contractor will recommend a variable speed replacement pump, as they are very efficient to operate and last longer, because they also run cooler.

There are three types of swimming pool filters being used including cartridge filters, diatomaceous filters and sand filters.  All work in the same manner with water from the pool being pumped into the filter and then is pumped back into the pool after it exits the filter.  All of these filters require that the filter medium to be replaced in order to continue to properly filter the water being used in the pool.  Although a relatively simple repair, it is critical that it be done.  The pool repair contractor may also recommend that the filter system be upgraded as well.

Cost Effective Pool Maintenance

A residential swimming pool is a great addition to any home, as it provides a place for the homeowner to relax and have fun at the same time.  However, pools do require regular maintenance, just like any other part of the home.  The one thing that is different is that pool maintenance is required one of more times per week, depending upon the use the pool gets.

Often homeowners will try to do this maintenance themselves, but find it difficult to do because of a lack of time, due to family and work commitments.  As a result, the maintenance is not done properly leading to a dirty pool or worse!  A cost effective alternative is to have a qualified pool maintenance company do the maintenance on a regular basis.

Once the details of the maintenance contract are finalized, the pool maintenance company will put the pool on their schedule and assign a highly trained technician to service the pool.  Often the same technician will work on the pool for the duration of the pool maintenance agreement.  On the scheduled days, the technician will come the home and clean and vacuum the pool.

In addition, they will check the “chemistry” of the pool and make adjustments as necessary in order to keep the chemicals in the proper range.  In addition, they will be looking for any issues with any of the equipment or anything else that may impact the operation of the pool and take the appropriate action.  The technician will note on a report, what was done to the pool during the visit and leave a copy for the homeowner.

Pool Management Services

Property managers of commercial and multifamily properties, such as apartments, condominiums and neighborhood community pools often are faced with the task of managing the pool, as well as the other aspects of their property.  Quickly they see the benefit of using a professional pool management company that will provide economical full service pool management services, including pool start up, maintenance and repairs, as well as lifeguards.

Depending upon the region of the country the pool is located in, often there is a defined pool “season”.  Getting the pool ready for opening day can be very stressful for the Property Manager, because often their will be a series of inspections by the local government overseeing pools, which must be passed before the pool can open.  A pool management company will make sure that everything is 100% ready for the inspections so that the opening day will be met.  They know what to look for and how to get it done!

The pool service company will also have the commercial pool on a regular maintenance schedule to clean the pool and monitor the pool’s chemistry and make the necessary adjustments.  The exact number of times the pool is maintained per week will vary, depending upon how often the pool is used.  The technician will also be on the look out for anything in need of repair and will take the appropriate action.

Often managing lifeguards is a very big headache for Property Managers!  The company providing full service pool management services will also be able to provide reliable, certified lifeguard services.  In addition, they will  have backup guards available, in the event that that the regular guard gets sick.  No need to close the pool because of no lifeguards!

Pool Renovations

Often many older pools will begin to show their age and a ‘facelift” is necessary to restore the appearance of the pool.  A qualified swimming pool contractor who specializes in pool restoration can do this quickly and economically.  These renovations can range in size from minor cosmetic changes to extensive structural changes where the pool shape is modified.  However, in most cases the pool renovations are usually related to either re-plastering the pool shell, changing out the tile and coping, or replacing the pool deck.  In many cases all three options are selected.  A qualified and experienced pool contractor will be able to assist in the selection and colors of the materials, which will dramatically transform the appearance of the pool.

Some pools will need to have the shell re-plastered due to cracking and flaking of the existing plaster coat.  In other cases the owner of the pool may just want the shell to be any color besides “white”.  Some of the new coatings available reflect sunlight in a unique manner, due to the reflective materials used in the plaster.

Often the tile at the waterline, as well as the coping, will be in either poor condition or the homeowner will get tired of deep blue tile and a stark white coping.  The tile and tile grout selections available for pool applications are amazing.  Pool copings are also available in a number of custom colors as well.

The replacement of the pool deck is also a very popular pool renovation project as well.   There are a number of custom colors available in concrete today, as well as a number of patterns.  In addition, there are a number of deck coatings that can be applied on existing concrete, which will keep the concrete cool enough to walk on, while retaining a “no slip” surface.  They are also available in a wide range of colors.
